Location
Ashby-de-la-Zouch is a small market town in Leicestershire, a central England county and is located some 19 miles to the north west of Leicester. Derby is under 14 miles away to the north and Loughborough, a well known industrial hub for UK distribution, is a similar distance and close to the M1 (J22/23a). The county is considered one of the most accessible places for road transport in England.

The A511 links the M1 through Ashby to Burton upon Trent and to Ivanhoe Industrial Estate in which the subject property is found. This lies on the outskirts to the north east of Ashby. Within 2 miles is Junction 13 of the A42(M) dual carriage way Ashby/Smisby by-pass, which leads onto the M42 towards Birmingham or Nottingham.
